Why is it different?

The Dossier Diagnostic Technique reports on the presence of asbestos, lead, etc. in a property. It also contains information about energy efficiency, the condition of the various installations, etc.

DDT reports are obligatory and the seller has to pay for the DDT inspection. It is common practice to have a property inspected only when a sale is imminent.

A buyer doesn't know whether or not the DDT has been produced. A property will not become more interesting if a DDT is available as the reports do not give information about the financial and technical consequences of the issues that are discovered by the DDT inspector. The DDT inspection should therefore not be confused with a technical / structural survey.

The FPS expert may even calculate and report what the financial consequences are of the problems that are described in the DDT but only if the DDT is available of course.
